Buying here

Every home is a resale, and the paperwork runs on California HOA law.

Can I buy new from the builder?

No. Shea Homes finished building after roughly 1,100 homes. You are choosing between real homes with real upgrades, and a standard plan and a customized version of the same plan can price very differently.

What paperwork comes with a resale?

The seller must hand over an HOA resale disclosure packet, and the association has 10 days from a written request to produce it. Sellers should order it the day they decide to list, not the week before closing.

What is in the resale packet

Can someone under 55 live here?

Yes, in several situations. California law protects a younger spouse, live-in caregivers, and guest stays of at least 60 days a year. The community's CC&Rs set the rest.

The money side

Dues, taxes, financing, and insurance, in the order buyers usually hit them.

What do the HOA dues buy?

Club Los Meganos: the pools, fitness center, courts, dining, and clubs. There is no separate club membership and no initiation fee. Golf is billed on its own.

Can I keep my property tax base?

Often, yes. If you are 55 or older, Prop 19 lets you carry your tax base to a replacement home anywhere in California, subject to timing rules.

How are buyers paying for the move?

Cash from equity, a bridge loan, or a HECM for Purchase for buyers 62 and older. Each works differently, and each can trip you up in its own way.

When should I line up insurance?

The day your offer is accepted. A lender will not fund without a bound policy, and a FAIR Plan quote can move your payment by $200 a month.

Can non-residents use Club Los Meganos?

Only in part. The Sawa Spa and the event spaces are open to the public. The pools, fitness center, courts, and clubs are reserved for owners.

Where do residents go for healthcare?

Brentwood has urgent care, labs, and imaging on Balfour Road, but no emergency room. The two nearest ERs are in Antioch.

The dues number worth trusting

You will see a Trilogy dues figure on listing sites. It is a snapshot the HOA has not verified. The board sets its budget every year, and dues move with reserve funding, insurance, and upkeep on a clubhouse this size.

When I represent a Trilogy buyer, I pull the resale packet, the reserve study, and recent board minutes, so you can see which way dues are heading before you build a fixed-income budget around them. A special assessment should change your offer, not surprise you at closing.
