What Do Trilogy HOA Dues Buy? A Club Los Meganos Guide

A buyer is standing in my kitchen looking out at the vineyards, and the question comes out the same way almost every week: what am I paying for with this HOA fee?

Fair question. A few hundred dollars a month adds up over a 20- or 30-year retirement, and you deserve a straight answer instead of a brochure. This is what Club Los Meganos includes, where the published numbers disagree with each other, and how to find the figure that applies to the house you are buying.

What is Club Los Meganos?

Club Los Meganos is the private clubhouse at the center of Trilogy at the Vineyards, at 1700 Trilogy Parkway in Brentwood. Every owner in the community is automatically a member of the homeowners association, and Club Los Meganos is part of that association. There is no separate club membership to buy, and no initiation fee on top of your dues.

That structure matters more than it sounds. In a lot of resort-style communities, the clubhouse is a separate club with its own dues and its own waitlist. Here it is not. Your HOA payment is the whole picture on the amenity side.

What amenities do Trilogy at the Vineyards HOA dues cover?

Inside the clubhouse: a fitness center, a ballroom, a business center, an arts and crafts room, a billiards room, a hobby and game room, an events center, dining at Alice's Kitchen, and Abby's Gourmet Studio, the demonstration kitchen you can reserve for a private dinner or a party.

Outside: a resort pool with shade sails, cabanas, chaises, and food service, looking out at the rolling hills and Mount Diablo. A separate indoor lap pool hosts water aerobics and low-impact workouts. There are also walking and biking trails, outdoor tea gardens, and barbecue grills.

For sport: the Los Olivos Pavilion has four tennis courts, three of them lighted and one with terraced seating, plus four pickleball courts. The Awi Bocce Garden has two championship terraced courts flanked by gardens.

One note on the numbers. Published amenity counts for Trilogy do not all agree. The Club Los Meganos outdoor sports page describes four tennis courts in one place and three in another. Listing data compiled by 55places.com describes two outdoor pools, while the club's own pool page describes one resort pool and one indoor lap pool. When a count matters to your decision, walk the property and count it yourself. That is not a knock on anyone. Amenity pages get written once and updated rarely.

Does Trilogy at the Vineyards have pickleball courts?

Yes. Trilogy at the Vineyards has four pickleball courts at the Los Olivos Pavilion, and an active Pickleball Club that offers drop-in play four days a week along with beginner and intermediate clinics.

I am putting this in its own section because it is now one of the first two questions I get from buyers touring 55+ communities, and it does not show up clearly on most listing pages for Trilogy. If pickleball is the reason you are moving, the courts and the club are already here. You are not waiting on a board vote to build them.

The dues figure comes from the resale packet, not a listing site

Third-party listing sites publish a dues number for Trilogy, and the disclaimer on those pages is worth reading twice. 55places.com states it does not provide or maintain community HOA information, and that the details have not been verified or approved by the developer or the homeowners association.

The number that governs your purchase lives in the HOA resale disclosure packet, which every Trilogy seller is required to provide under California's HOA disclosure law. Golf is a separate cost

No, golf is not included in your dues. It is billed on its own, so if the course is part of the reason you are looking at Trilogy, put it on its own line in the budget next to the HOA payment rather than inside it.

The clubs and activities are already running

A full-time activities director keeps the calendar full, and listing data compiled by 55places.com describes nearly 100 clubs and activities in the community. Adventure Club, Book Club, Bowling Club, Bunco Club, Dinner Club, Gardening Club, Genealogy Club, Hiking Club, Bocce Club, and Bible Study are on the list, along with yoga and tai chi. Line dancing and karaoke nights are regulars too. I show up for both.

The specific list matters less than the infrastructure behind it, because clubs come and go based on who wants to run them. The point is that if you are moving here for the social side, and not only for a single-story floor plan, that structure already exists on day one. You are not building a calendar from scratch the way you would in a standard subdivision. If you want to start something that does not exist yet, you talk to the activities director. What is open to the public, and what is reserved for owners?

Not everything at Club Los Meganos requires a Trilogy address. The Sawa Spa and the events and entertainment spaces, which host weddings, concerts, and private parties, are open to the public. Everything else is reserved for owners in the community.

That distinction matters when you are touring. Booking a spa treatment or buying a concert ticket shows you the public half of the building. The pools, fitness center, courts, and homeowner clubs are the part your dues buy, and you need a resident to show you those. Ask your agent to arrange it.
