What New Restaurants Are Coming to Brentwood, CA in 2026?

Slice House is coming to The Streets of Brentwood, Vine + Grain is moving to The Patio, and Rubiano's closed downtown. A Brentwood agent's look at what's changing and what it signals.

Three dining changes are underway in Brentwood, CA 94513. Slice House by Tony Gemignani signed a lease at The Streets of Brentwood and was reported in June 2026 as targeting a fall 2026 opening on Sand Creek Road. Vine + Grain is relocating within the same center to a new gathering space called The Patio. Downtown, Rubiano's closed its Oak Street doors on May 2, 2026.

I sell homes here and I live in Trilogy at the Vineyards. When buyers tour the area, the questions come fast. Where do we eat? Is there anywhere to walk to? What's changing?

What follows is what I can source as of August 2026. One note before we start: Brentwood, CA 94513 in Contra Costa County is a different place from Brentwood in Los Angeles and Brentwood, Tennessee. Search results mix them up constantly. Everything below is ours.

What is Slice House by Tony Gemignani, and when does it open in Brentwood?

Slice House signed a 2,259-square-foot lease at The Streets of Brentwood, announced by center owner CenterCal Properties on November 17, 2025. The brand comes from Tony Gemignani, a world pizza champion out of San Francisco's North Beach. The menu runs New York, Detroit, Grandma, and Sicilian styles, available by the slice or whole, plus salads, pastas, and wings.

Contra Costa News reported in November 2025 that the space is an exterior-facing end cap near the center's main entrance with a patio. WhatNow San Francisco reported on June 25, 2026 that the location is planned for 2523 Sand Creek Road with a fall 2026 target, run by franchisees Nitin and Mansi Bhatia.

Treat that as a target, not a promise. Neither the CenterCal release nor the November coverage carried an opening date at all. The Bhatias told WhatNow they chose Brentwood for its residential growth, and that this location will get a specialty pizza made just for it.

Vine + Grain is moving, not closing

Vine + Grain isn't leaving Brentwood. It's moving across the same center. The bar has been operating near Barnes & Noble and, per the CenterCal announcement, was established in 2015.

It's relocating to The Patio, the redeveloped community gathering space at the heart of The Streets of Brentwood. The owners said the new space gives them a better backdrop for their seasonal menu, and the bar will carry specialty cocktails, wines, and rotating craft beer there.

If you've been putting off a visit because you heard they were closing, they're not. Check their current address and hours before you drive over, since the move is in progress.

Rubiano's closed downtown

Rubiano's, the Italian restaurant and pizzeria at 235 Oak Street, closed permanently on May 2, 2026. Contra Costa News reported the closure on April 26, 2026. The DaSilva and Rubiano's families ran it for what their closing note called seven unforgettable years, after opening downtown in 2019.

The space has a new operator. I'll update this post once the name is public, because getting a neighbor's business name wrong in a town this size isn't a small thing.

What else has opened or is coming?

The same CenterCal announcement named several more tenants at The Streets of Brentwood: American Eagle, Handel's Homemade Ice Cream, FACE FOUNDRIÉ, Pandora, and Lovesac. Handel's is open now at 2455 Sand Creek Road, listed on the brand's own site as open daily from 11 a.m.

What a restaurant lease tells you about home values

This is the part most restaurant roundups skip, and it's the reason I write these.

Commercial leases are a leading indicator. A brand like Slice House doesn't sign in a market without running rooftops, household income, and traffic counts first. The franchisees said as much publicly and pointed at Brentwood's residential growth. When operators with real capital place a bet on a corridor, they're forecasting the same growth that shapes what buyers pay.

There's also a difference between a landlord collecting rent and a landlord spending money. CenterCal is building The Patio and re-tenanting the center rather than coasting on it. Centers that get reinvested in tend to hold their surrounding property values differently than centers that don't.

What I tell buyers who worry that downtown is emptying out

Turnover downtown isn't decline, and I push back on this one at the club fairly often.

Walkable dining does move what buyers will pay, but only for the homes that can walk to it. Downtown restaurants matter to a home on Oak or Second Street and matter much less to a home four miles out. Don't let anyone price in a downtown amenity your street can't reach on foot.

For my Trilogy neighbors and anyone weighing a right-size move: The Streets of Brentwood is the practical dining hub for most of us, and it's the one getting the reinvestment. That helps resale here. It doesn't change what your specific floor plan is worth. Buyers in a 55+ community look hard at single-story layouts, condition, and how a home lives day to day. Amenities are the tiebreaker, not the price.

And if you're relocating from out of the area, a restaurant list is a poor substitute for a drive-through. Come see it on a Saturday morning during the farmers market.
