Shadow Lakes, Brentwood: A Golf Course Buyer's Guide
Roughly 800 homes around a public 18-hole course and HOA lakes off Balfour Road, ten minutes from Trilogy. What it is like, how it compares, and what to check before you write.
A couple tours Trilogy on a Saturday morning, likes it, then asks the question I hear most on Brentwood's east side: "What is that golf neighborhood we passed on Balfour?" That is Shadow Lakes, and it deserves its own answer rather than a footnote on the Trilogy tour.
What follows is the version I give buyers in the car: where it is, what living there is like, how it stacks up against Trilogy, and the two pieces of paperwork I ask for before anyone writes an offer.
Where exactly is Shadow Lakes?
Shadow Lakes sits along Balfour Road on the east side of Brentwood, a short drive from the Highway 4 Bypass. If you're coming from the rest of the Bay Area, you take Highway 4 toward Antioch, pick up the Bypass toward Brentwood, then turn onto Balfour Road — Shadow Lakes Golf Club is about a mile in.
It's roughly a ten-minute drive from Trilogy at the Vineyards, where I live, which is one reason it comes up so often when I'm showing buyers around Brentwood's east side. People cross-shop the two more than you would guess, and the drive between them is short enough to see both in one afternoon.

Financing has been flat, which helps the math
Rates are part of any purchase conversation, and right now they are the boring part, which is the best thing they can be. Freddie Mac's Primary Mortgage Market Survey had the 30-year fixed rate averaging 6.67% for the week of August 13, 2026, essentially flat compared with a year earlier.
That stability matters more for a neighborhood like this than it sounds. When rates hold steady, a buyer can price out a golf-course lot against an interior lot, or a Shadow Lakes home against a Trilogy floor plan, without the payment moving underneath them between the first tour and the offer. I would still ask your lender for a fresh quote the week you write, but the ground has not been shifting much.
Living in Shadow Lakes
Shadow Lakes is built around roughly 800 homes and a public golf course, Shadow Lakes Club, which includes a driving range, practice green, and a clubhouse event space that's open to non-residents, not just people who live in the neighborhood. The namesake lakes and landscaped common areas give a number of streets a water or fairway view, and those views are most of what buyers are paying for when they choose this neighborhood over another east Brentwood subdivision.
Because the course is public, the neighborhood has a different rhythm than a private club community. Golfers come and go, the clubhouse hosts events for people who do not live there, and the amenity is something you share with the town rather than something reserved for you. Some buyers love that. Others expected something more closed off, and it is better to know which one you are before the second showing.
Most of Shadow Lakes falls within the Liberty Union High School District, but school attendance boundaries shift, so I always tell buyers to confirm the specific school assignment for an address before assuming which campus applies.
One more thing worth knowing before you tour: Redfin's climate data flags Shadow Lakes, like most of Brentwood, including Deer Ridge, with a "severe" wildfire risk rating, meaning effectively all properties in the neighborhood carry some level of wildfire exposure under that model. That doesn't mean the neighborhood is in a high-hazard zone the way the East Bay hills are; it does mean I tell every buyer to get a homeowners insurance quote early in the process, not after you're in contract. California's insurance market has tightened significantly over the past two years, and I'd rather you find out what a policy costs during your inspection period than after you've removed contingencies.
How does Shadow Lakes compare to Trilogy at the Vineyards?
This is the question I get most from people cross-shopping the two, and it's worth answering plainly since I've worked in both neighborhoods.
Trilogy is age-restricted to residents 55 and over, gated, and built around a resort clubhouse with a programmed activities calendar — fitness classes, clubs, and regular events. Shadow Lakes has no age restriction and no gate, and its golf course is open to the public rather than reserved for residents, so the amenity there is more scenery-and-recreation than social-and-programmed.
If what you want out of your next home is a built-in community and a lock-and-leave lifestyle, Trilogy tends to fit that better. If you want golf-course living, currently more house for the dollar than Trilogy typically offers, and no age requirement for the household, Shadow Lakes is worth touring. What should you check before writing an offer in Shadow Lakes?
Neither of those is exotic. They are the same documents every California HOA buyer is entitled to, and the same lot question any listing agent can answer on the spot. The difference is timing. Ask during your first walk-through and the answers shape your offer. Ask after you are in contract and the answers become a negotiation, or a reason to walk, on a clock that is already running.
